Talk 650 KSTE's #1 radio talk show host, Joe Getty of The ARMSTRONG & GETTY Show (below) makes the following comments about his personal real estate agent, Robert Milward:
"Judy and I have dealt with many real estate agents, and we thought we knew what an agent was...what they did"... "Robert is the best we've ever met and he's the only agent we work with"... "You should call Robert if you're thinking of buying or selling."
Robert's experience as an accomplished real estate broker, agency owner and Realtor® will certainly benefit you. He's an active member of SAR, CAR, and NAR. To aid buyers and sellers in short sales and foreclosed property sales, Robert is SFR (Short Sale and Foreclosure Resource) certified. This important certification is the only certification recognized by the National Association of Realtors expressly for assisting buyers or sellers with the complicated aspects of either a short sale or a bank owned property sale. He is experienced with the new HAFA program, launched in 2009 to assist homeowners, lenders, servicers and investors who utilize a short sale as an alternative to foreclosure. As a California broker, Robert is also an active member of C.R.E.B.

If you are selling in any price range, knowing about Robert's accomplishments might help you decide on your next agent. Some of his successes include: Representing the buyer and seller in the highest priced single family residential sale in El Dorado Hills' history at $3,500,000. In this unusually challenging market, Robert sold eleven undeveloped acres in the upscale community of Southpointe, and listed and received a full-price offer in just 8 days on an El Dorado Hills' luxury home, which sold for $1,275,000. As a stat for 2009, Robert marketed the second largest home in the Serrano Country Club area which became the highest priced closed sale for any Serrano home larger than 7,000 square feet. This sale was also one of the largest short sales in El Dorado Hills history. In another sale, Robert listed and sold a Fair Oaks semi-custom home of less than 3000 square feet for $999,000 to the first buyer through the front door. In the spring of 2010, he marketed and sold the largest home in El Dorado Hills at $1,970,000. In July of 2010 Robert was commissioned to sell a reputable Sacramento builder's own family home, a very special custom estate in Fair Oaks, which sold quickly for $1,550,000; the highest dollar amount in Fair Oaks in years. These notable sales successes might indicate to you that: "If I select Robert as my Realtor®, I'll sell my home for more".
Before you market your home, in any price range, you should interview experienced agents capable of maximizing your sales price, increasing your property's market exposure, and minimizing the dreaded "days on the market" time by employing the strongest preparation, marketing strategy, and selling techniques.
If you are a buyer, you'll want an agent that can think and act "out of the box." Thinking out of the box means networking to find properties that offer below market opportunities, willingness to approach owners of "unlisted" homes to satisfy a buyer's geographic or architectural desires, and delivering prospects that include difficult to find emenities. Finally, the ability to write offers with accompanying letters that command attention by identifying a sellers needs and negotiating points and working to make them match your own. One such example is where five written offers were presented to a well-known local professional basketball coach, selling his home in Granite Bay. Of the five offers, our client's offer (which was not the highest) was chosen because of the strength of the accompanying letter. This was not an isolated or unusual result. Robert writes cover letters that get special attention on each and every offer, in every price range.
The El Dorado Hills, Granite Bay, Fair Oaks, Roseville, Folsom, and Greater Sacramento home marketing expert uses the finest Canon professional digital equipment to photograph your home. Industry experts know, through proven research, the vast majority of buyers do their initial shopping for homes online. That's why it is so important to make your home stand out from the competition. Your home's appearance on MLS or the Milward website says much about you, and us. On a very first look, a prospective buyer needs to be captivated by your home, or they're gone. Today's sophisticated home buyer will turn away from homes shown in unattractive photographs featuring poor lighting, cluttered rooms, or outdoor shots that are not well thought out. When your home is rejected online, your home won't get visited. To preclude this, Robert stages what he sells and only uses top-notch image editing equipment to insure he'll get the most out of his images. Perfect color and bright - even lighting might seem like terms reserved for fashion models, but in fact, they apply to your home as well. A visit through the Milward website sets a very good example of just what photographs and your future marketing materials should look like. When Robert lists your property for sale, you can be assured that you will benefit from proven methods, including the unsurpassed photography, scene staging, specialized lighting, and the utilization of first-rate marketing materials that are the Milward standard. These have included the "coffee table magazine" Luxury Home Magazine. To further assist sellers, Robert is highly computer literate and excels in email marketing campaigns, social media, driving website traffic, real estate blogging, and agent-to-agent networking. These additional talents assists in generating the kind of exposure to your home that is far above the standard in the real estate industry and in his opinion, necessary today.
Changing times necessitates changing tactics and improving one's selling and marketing skills. Well over half of all the real estate sales today are made up of short sales and foreclosures. Robert is especially proficient in foreclosure prevention and in the short sale process. He holds the only certification—SFR, recognized by the National Association of Realtors® for assisting homeowners in short sale and foreclosed property transactions. He regularly convinces lenders to agree to postpone homeowner's foreclosures by working with them and has saved many sellers in danger of foreclosure by bringing a quick sale prior to a foreclosure auction. Robert helps sellers with knowledge and sensitivity, by helping them with their lender(s) and supporting them during the often tedious and usually bittersweet aspect of bringing a short sale to fruition. To assist buyers, Robert regularly structures offers on bank-owned property and handles the critical research prior to the offer. Robert is skilled in the composition of offers that get special attention due to their professional packaging and appearance. Robert writes in-depth cover letters, particularly useful in multiple offer situations, expressing, often in great detail, the finer points, motivation and particular strengths of the offer. This imaginative procedure is often the catalyst that encourages sellers to accept his client's offers, even when their offers are lower than competing ones.
Robert is married with three children. Robert, his wife, and their children live in a 1937 home they've restored and updated, just a few miles from downtown Sacramento. Robert's hobbies and activities include photography, assistant coaching of youth soccer, league swimming-meet announcer for the Del Norte Dolphins Swimming Team, and supporting annual charity events, including those put on by: SAR Masters Club, Jose Ramos Lung Cancer Foundation and the First Tee of Sacramento. Robert enjoys morning bible study, golf, playing the guitar, home improvement projects, camping, fly fishing, running, cycling, tennis, wake & snowboarding, and general health & fitness.
